Cookie Policy
Last updated: 16 October 2026
1. Introduction
This Cookie Policy explains how framehaus ("we", "our", or "us") uses cookies and similar tracking technologies when you visit our website. We are committed to being transparent about how we collect and use data.
This policy should be read alongside our Privacy Policy, which explains how we handle your personal data.
2. What Are Cookies?
Cookies are small text files that are placed on your device (computer, tablet, or mobile) when you visit a website. They are widely used to make websites work more efficiently, provide a better user experience, and give website owners information about how visitors use their site.
Cookies can be:
- Session cookies: Temporary cookies that are deleted when you close your browser.
- Persistent cookies: Cookies that remain on your device for a set period or until you delete them.
- First-party cookies: Set by our website directly.
- Third-party cookies: Set by other services we use (like analytics or advertising platforms).
3. What We Store and Why
We store a small amount of information in your browser. It falls into three groups, which match the choices in our cookie banner.
3.1 Essential
These keep the website working and remember things you ask us to remember. They're always on.
| Name | What it's for | How long |
|---|---|---|
| stratos_cookie_consent | Your cookie choices, so we don't ask again | Until you change them or clear your browser |
| favourites | Properties you save on this device | Until you remove them or clear your browser |
| search_view_preference | Whether you see search results as a grid or a list | Until you clear your browser |
| portal_session | Keeps you signed in to your client portal (a cookie) | 24 hours |
3.2 Visitor insights (only if you allow them)
If you allow visitor insights, we record which pages and properties you view and what you search for. If you send us an enquiry, we link this to it and give the agent handling it a short summary, including an automatically generated one, and a priority score (see section 4.5 of our Privacy Policy). If you say no, nothing below is stored and your enquiry still reaches us, just without the summary.
| Name | What it's for | How long |
|---|---|---|
| sr_visitor | Recognises your browser when you come back | Until you clear your browser; the data it links to is kept for 24 months |
| sr_session | Groups the pages you view in one visit | 30 minutes after your last page |
| stratos_pending_search | Carries a search to the results page so it's recorded once | Until the next page loads |
3.3 Maps and virtual tours
Google Maps and virtual-tour providers may set their own cookies. We only load them if you allow this category, or when you click to load a map or tour.
4. Your Cookie Choices
When you first visit our website, our cookie banner lets you:
- Accept all: allow visitor insights and maps and virtual tours.
- Reject all: keep only the essential items.
- Choose: allow either category on its own.
You can change your choices at any time with the Cookie settings link at the foot of every page. When we change what we ask your consent for, we ask again.
5. Managing Cookies in Your Browser
Most web browsers allow you to control cookies through their settings. You can usually find these settings in the "Options" or "Preferences" menu of your browser.
For more information on managing cookies in popular browsers:
Please note that blocking all cookies will have a negative impact on the usability of many websites, including ours.
6. Third-Party Cookies
Some services we use may set their own cookies:
Google Maps and virtual tours
Property maps from Google and virtual tours from tour providers load only if you allow "Maps and virtual tours", or when you click to load one. Those providers may then set cookies under their own privacy policies.
Property Portals
If you click through to a property on Rightmove, Zoopla or OnTheMarket, those sites may set their own cookies.
7. Similar Technologies
Most of what section 3 lists is kept in your browser's local storage or session storage rather than in cookies. It works in the same way and you can clear it the same way, from your browser's settings.
8. Do Not Track
Some browsers have a "Do Not Track" (DNT) feature that sends a signal to websites requesting that your browsing not be tracked. Our website does not currently respond to DNT signals, but you can still control cookies through our consent tool and browser settings.
9. Changes to This Policy
We may update this Cookie Policy from time to time to reflect changes in our practices or for legal, operational, or regulatory reasons. We will post any changes on this page with an updated "Last updated" date.
We encourage you to review this policy periodically to stay informed about how we use cookies.
